This newsletter often presents housing market trends for the Phoenix metropolitan area as a whole. Today, we zero in on the city of Mesa, Arizona in particular.

Here are five things to know about this market in 2025:

  1. The Mesa real estate scene has cooled down, with slower home sales and more inventory compared to past years.

  2. The median home value in Mesa dropped by 1.8% over the past year. During that same time, the nationwide median rose by 1.4%.

  3. Properties are taking longer to sell on average, indicative of a slower-paced real estate scene with less urgency.

  4. Buyers have a bit more bargaining power in 2025. There are more listings to choose from, fewer bidding wars, and more price reductions.

  5. Mesa is currently a balanced market that doesn't strongly favor buyers or sellers. But this dynamic could shift either way later in 2025.

The rest of this report takes a closer look at these and related market trends.
